This very functional and immaculate, well maintained hog finishing operation by Fort Macleod is ready to go for either expanding your current operation or as a stand-alone operation. It can probably be used for a number of other purposes as well, like calves, chickens, sheep, goats etc.
The farm comes with a NRCB permit for 5000 feeder hogs. With its newly updated and renovated barns the farm is set up to efficiently handle this number of animals. The barns are set up with a solid manure system.
Each barn has two 30-35ton hopper bottom feed bins with newer augers, new high-end Panelton Plastic pens and gate systems, newer heaters, scales, chutes and handling systems. A lot of money was recently invested in new LED lighting to give you all the light you need while saving considerably on utilities!
The barns come with natural ventilation, using curtains and vents instead of costly fans. There is concrete manure storage for solid manure at the end of each barn, easily accessible via new Powerlift overhead doors (installed 2 years ago).
Each barn also has its own office and washroom to maximize work efficiency and bio-security.
The first barn, 450’x50’with a 24’x27’ office was built in 2004/05, used for 3 years and vacant for 3 years due to the government buyout program. The second barn sized at 450’x55’ also with a 24’x27’ office, was built in 2007/08 and only used for one cycle before being vacant for the same government buyout period. When the current owner purchased the barns at the end of 2012 they were in very clean shape, but since then the owner still totally renovated the barns (equipment, penning etc.) and no expense has been spared to get them up to par with a new building!
There is a 1.5 million gallon livestock water license that comes with the farm. The water is supplied by a ground water well with a very healthy capacity of around 50 gallons per minute, according to the seller.In addition there is a small dugout, filled by runoff water, which can provide water for grazing livestock.
There is a modern heated 40’x60’ shop for parking and servicing equipment, with a 14’ overhead door, high ceilings, concrete floor, mezzanine, workbenches etc. .
The farm comes with a modern 80’x120’ hay shed, 3 years old, with an open-floor-plan steel structure, 4 bays, and built with extra reinforcing so the main walls don’t get damaged from hay.
The farm land is 140+ acres of a mixture of light and heavier soils and is well producing due to AMPLE manure applied before seeding this land into a new alfalfa stand in 2016. Even in the past dry year this land produced 3 ton/acre of dairy quality alfalfa hay!
There is another smaller concrete foundation a few hundred yards away from the main buildings that would be very suitable for another smaller barn, complete with concrete chute and manure storage.
The main yard is gated from the main road, and comes with rows of young trees that are watered with drip systems. The yard is well maintained with good gravel. Natural gas and single phase power are on site.
Last but not least, this nice farm is centrally located in sunny Southern Alberta between Lethbridge and Fort Macleod, on paved road, very close to highway 3.
