Property includes a 4 bedroom, 3 bath, 1170 sq ft home with attached 28 x 22 garage, corrals, heated calving barn & a 120 x 80 steel shop with 45 x 80 insulated c/w cement floor and a 32 x 60 steel quonset c/w cement floor. There are 4 steel bins with total of approximately 6000 Bu. Grazing Lease #346564 has 1012 acres and the annual lease amount is $3921.44 ($4.00 per acre!), 313 AUM and Lease #346555 has 61 acres flood irrigated alfalfa/grass mix and the annual lease amount is $540.26 ($9.00 per acre!), 30 AUM both leases expire 31 December 2046. The annual lease amount fluctuates year to year based on a formula using cattle market prices from the year prior by the Saskatchewan Ministry of Agriculture Lands Branch.
The Ranch currently runs 350 cows calving in Feb & selling calves in October. All land, except three cultivated quarters & the 60 Acres irrigation, is adjoining and there is a creek that runs about 2 miles through the property.
