This full-functioning, mixed use farm has so much potential. Currently used as a mixed operation of farrow to finish hogs, and grain farming, it’s also able to be used as a dry land farming operation with retrofitting the barns into other uses such as calves, sheep, turkeys, or chickens. Water license and NRCB permits are grandfathered in with this yard site. Also an older 37x72 Quonset shop with concrete floor, and a state of the art feed mill which can be converted to a seed cleaning facility or just used as grain storage. With 2 25,000 bu aerated bins and 10 hopper bins with approx. 33,000 bu space, it has very large capacity of storage and a mill system capable of producing up to 4.5-6t per hour feed.
The second yard is a nice setup of very good barns, and comes with a NRCB permit for 5000 feeder hogs. With its newly updated and renovated barns the farm is set up to efficiently handle this number of animals.
The first barn, 450'x50'with a 24'x27' office was built in 2004/05, The second barn sized at 450'x55’, built in 2007/08.
The barns come with natural ventilation, using curtains and vents instead of costly fans. There is concrete manure storage for solid manure at the end of each barn, easily accessible via new Powerlift overhead doors (installed 2 years ago).
Each barn also has its own office and washroom to maximize work efficiency and bio-security. Both barns have two 30-35ton hopper bottom feed bins with newer augers, new high-end Panelton Plastic pens and gate systems, newer heaters, scales, chutes and handling systems. A lot of money was recently invested in new LED lighting to give you all the light you need while saving considerably on utilities!
There is a 1.5 million gallon livestock water license that comes with this yard site. The water is supplied by a ground water well with a very healthy capacity of around 50 gallons per minute, according to the seller.
There is a modern heated 40'x60' shop for parking and servicing equipment, with a 14' overhead door, high ceilings, concrete floor, mezzanine, workbenches etc. Brand new ad-on is a 16x40 office, washroom, coffee room.
The farm comes with a modern 80'x120' hay shed, 3 years old, with an open-floor-plan steel structure, 4 bays, and built with extra reinforcing so the main walls don't get damaged from hay.
The third site to note is a new grain storage yard, well graveled, 3-phase power at the property, consisting of 2- 38,000 bu sweep bins with fast unloads and air, as well as 4 Optimum 1835 hopper bins with air. All 6 bins have temperature and moisture cables and aeration fans. The 80KW diesel generator is included in the purchase.
